General Terms and Conditions of Hoeve Corfs
1. Scope of application
These general terms and conditions apply to all reservations and stays at Vakantiewoning Hoeve Corfs (hereinafter referred to as “the landlord”), located in Wellen. By making a reservation, the tenant (hereinafter referred to as “the tenant”) declares that they have taken note of these terms and conditions and accept them unconditionally. Deviations from these terms and conditions are only valid with the prior written consent of the lessor.
2. Reservation and payment
2.1 Payment terms
Upon reservation, the lessee pays a deposit of 50% of the rental price (excluding rental deposit).
This deposit must be paid within 3 days of making the reservation.

The reservation is only final after receipt of the deposit.
2.2 Rental deposit
A rental deposit of €650 is required. This is to cover any damage, extra cleaning, or violations of the house rules. The deposit will be refunded after inspection of the property, except in the case of damage or costs incurred.
3. Cancellation policy
Cancellations must be notified by email. The cancellation is only valid after confirmation by the landlord.
In the event of cancellation by the tenant for reasons other than force majeure, the following conditions apply:
Less than 30 days before arrival:
→ 100% of the rental price is due (no refund)
Between 30 and 60 days before arrival:
→ 50% of the rental price
4. Use of the property – house rules
4.1 Subletting and visitors
Subletting is not permitted.
The number of persons may not exceed the agreed number.
Visitors are only allowed with the prior consent of the lessor.
4.2 Respect for the property and surroundings
The tenant shall use the farmhouse and garden with care, as if it were his/her own home, and undertakes to:
Upon departure:

return all furniture to its original place

wash and put away cutlery and crockery

sort waste correctly and deposit it in the designated bins → €50 will be charged for incorrect sorting

leave the refrigerator completely empty (also take any usable leftovers with them)
If the property is not left in a tidy condition, additional cleaning costs may be charged.
5. House rules
The accommodation must be occupied by the guest, his fellow guests, or his visitors with the required care and diligence, taking into account the peace and quiet of the surroundings.

The main guest is liable for damage caused by him/her, fellow guests, or any visitors, even if this is discovered after his/her departure. If damage is discovered after the main guest's departure, he/she will have to accept the decision of Hoeve Corfs. Any damage must be reported to Hoeve Corfs no later than upon departure.

Guests must ensure that they do not cause any noise nuisance. In the event of a violation, all persons will be removed from the accommodation without prior warning and without refund of the rental fee.

It is prohibited to use the accommodation to organize parties, drinking parties, student parties, bachelor parties, etc. In the event of a violation, the reservation will be immediately canceled without the guest having any right to a refund of the rental price.

It is strictly forbidden to use the accommodation as a film or photo location for professional and/or commercial purposes unless prior written permission has been obtained from the owner.

Smoking is prohibited throughout the accommodation. Smoke detectors and fire extinguishers are provided. If the fire department is called because the fire alarm responds to smoking, the costs will be recovered from the guest.

The guest is responsible for theft of and damage to the contents if the theft occurs without signs of burglary, for example by not locking windows and doors when absent.

The interior furniture may not be moved.

It is forbidden to use a deep fryer, gourmet set, fondue set, teppanyaki, etc. in the house.

If the key to the accommodation is lost, a fee of 50 euros will be charged.

A maximum of 12 people can stay in the accommodation as a vacation home. If the maximum number of people is exceeded, Hoeve Corfs will no longer comply with the regulations of the Flemish Region regarding fire safety and fire insurance. In the event of incomplete occupancy, additional persons are welcome subject to prior consultation. Additional persons staying without the knowledge of Hoeve Corfs are not permitted. Subletting is not permitted. If it is established that the accommodation is being sublet, the reservation will be considered dissolved by operation of law without any claim to a refund of the rent paid.

Hoeve Corfs is not liable for loss, theft, damage, or injury of any kind caused to guests of the accommodation. The prices and costs stated on the booking confirmation apply.
5. Arrival and departure
Please respect the arrival and departure times. Like you, we appreciate arriving at and staying in a clean vacation rental. That is why there must be enough time for a thorough cleaning between the departure of previous guests and the arrival of new guests.

6. Pets
Pets are not allowed, not even in the garden.
Smoking is prohibited in the house, but allowed in the garden. Please do not leave cigarette butts in the garden.
6. Liability and risk

The landlord is not liable for accidents, injuries, or theft in or around the farm.

The tenant stays at their own risk.

The property and bicycle storage can be securely locked.
7. Use of the fire pit
The fire pit and the wood provided may be used provided that it is used carefully and responsibly. The tenant must always comply with the applicable safety regulations.
8. Consumption
Normal consumption of water, gas, and electricity is included in the rental price.
In the event of abnormal or excessive consumption, the landlord reserves the right to charge for this.
9. Belgian law
All booking agreements and subsequent arrangements are governed by Belgian law. Any disputes that cannot be settled amicably will be submitted to the jurisdiction of the courts of the district of Hasselt, where the accommodation is located.
